Pre-Construction Consultation
BCBE will attend all joint meetings with the Architect and Owner to discuss site use, improvements, selection of materials, building systems and equipment.

We shall provide useful recommendations on: Complete Base Building Systems; Building Specifications; Architectural, MEP Construction Details; Schematic and Design Development, Preliminary Pricing; Estimates of Alternative Designs of Materials and Economies; Construction Feasibility; Actions we have Determined will Minimize Adverse Effects of Labor or Material Shortages; Time Requirements for Procurement, Installation and Construction Completion.

Preliminary Cost Estimates
BCBE shall prepare a detailed cost estimate with supporting data, which will be updated and refined at appropriate intervals. These cost estimates will be developed throughout the pre-construction phase beginning with our receipt of Schematic Design Documents and continuing upon receipt of Architectural Design Development Documents up to and including Construction Documents.

During BCBE's review of each phase, we will identify any changes in scope, systems, kind and quality of materials, finishes or equipment which will result in a change to the detailed cost estimate. Such changes will be listed, and we will provide our estimate of the cost impact of such change.

Preliminary Project Schedule
BCBE will prepare preliminary project schedules for the Architect's review and the Owner's approval. Inclusive in these preliminary project schedules will be timeless as to all project phases and projected dates of substantial completion for each phase of the work.

Phased Construction
If phased construction is a requirement for your particular project, BCBE will make recommendations to both the Owner and Architect regarding the phased issuance of drawings and specifications to facilitate such phased construction. These recommendations would take into consideration such factors as economics, time of performance, availability of labor and materials, and provisions for temporary facilities.
